Never to me. Your capital stays with you until you're buying a specific property, and then it moves only to your own appointed UK solicitor, never through Stone & Willow. I find the deal and manage the work. I don't hold your money at any point.
Every deal pack includes a costed refurb with a contingency built in, priced by my own trades on the ground. If a deal doesn't still stack with that contingency, I don't bring it to you.
I only source in areas with proven resale demand, and I price the exit conservatively in the deal pack. If the market shifts, we can hold and let the property instead. Either way I'll be straight with you about the options.
As little as you want. Most clients review the deal pack, ask their questions, then leave the rest to me. You approve the key decisions, I handle everything else.
A sourcing fee of 2% of the property purchase price. That's the UK standard, and anyone charging a lot more isn't to be trusted. If you need other services such as project management, those are charged separately. Everything is explained clearly on our onboarding call and set out in the contract we use with clients. Nothing is hidden.
